Three-bedroom dwellinghouse in Hampton could be demolished and converted into five-bedroom dwellinghouse

An application has been submitted to Richmond Council to demolish and convert a three-bedroom dwellinghouse in Hampton into a five-bedroom dwellinghouse.

The application, which is for 77 Broad Lane, seeks permission for "the demolition of the existing 3-bedroom dwellinghouse and garage with the erection of a replacement 5-bedroom dwellinghouse".

Initially, the total lands and development costs for the proposals were estimated to be £3,025,550.

However, to determine the viability of the provision of Affordable Housing at the site, these costs have been deducted from the Gross Development Value (£2,200,000).

The site is located on the south side of Broad Lane close to the intersection with Wensleydale Rd. It falls in a predominately residential area, comprising of residential dwellinghouses of varying architectural designs.

The existing site accommodates a detached chalet dwellinghouse with a detached garage. The accommodation comprises a Kitchen Diner, Utility Room, two reception rooms, 3 bedrooms, watercloset, and family bathroom. The dwellinghouse benefits from a large front and rear garden.

Regarding property prices for the new home, the applicant, ET Planning, said: "In order to assess the EUV of the site, we have researched the values of detached dwellinghouses, with 3-5 bedrooms, which have been sold in the last 12-months within a 1/2-mile radius of the site (based on post code). 

"In addition, we have elected to research current for-sale properties within a 1/2-mile radius. As these properties are for sale and this is not their actual achieved sale price we have elected to make a 5% reduction in the valuation to reflect the sales price in reality.

"As denoted, the average cost per square metre for these properties is £7,341/sqm. However, it is noted that there is a large variation in GIA and therefore we have rebased the GIAs to between 100sqm-200sqm.

"The amended dataset results in an average cost per square metre of £7,109/sqm and an average GIA of 165.22sqm. In this instance we have elected to utilise the average cost per square metre, which creates a total EUV of £1,054,264.70, say £1,055,000."

Richmond Council is yet to make a decision on this application.
