Teddington Broad Street store applies to replace store window and entrance

A shop on Teddington Broad Street has applied for planning permission to replace the store window. 

Ribs & Burgers, previously a restaurant and takeaway, is an empty shop lot at the western end of Teddington's High Street.  

Up for sale since May 2023, the leasehold property has not been yet taken up. It is a 70-cover, fully refurbished restaurant with an outside trade courtyard. Flats or offices can be used on the first and second floors.

The conversation document states: "Prospective tenant have been critical of the common entrance doors to both the restaurant and flat and it is the purpose of this application to separate the two which is a hinderance to the letting; otherwise, much interest has been shown."

Said to be early Victorian, the three-storey brick building has the addition of a mansard which increases the accommodation of the flat above the shop. 

The conversation statement reads: "The brickwork has been painted and the windows replaced losing much of its character." 

The canvas signage is reportedly "deteriorated" and "showing signs of mould". This canvas signage and dome will be removed while the projecting sign will remain and no alteration to the lights.

It is licensed to sell alcohol between the hours of 11am to midnight Monday to Saturday and noon to 11:30pm on Sunday. Alcohol can only be sold to persons taking table meals, or for consumption as ancillary to a meal.  

Rent is listed as £45,000 per annum, or £60,000 leasehold for sale.   

Future application will be necessary by the incoming tenant for their own personnel signage and lighting.  

Neighbours and local residents are being consulted on this application (since 16 November) and a decision is due by 11 January 2024.
