Space behind Teddington chippy could be converted into studio flat

The space behind a Teddington fish and chip shop could be converted into a studio flat.
A planning application submitted this week is seeking permission to extend the ground floor space of Regency fish bar, located at 99 Stanley Road, and convert the extra space into a studio flat.
The planning application seeks a "Proposed ground floor rear extension and creation of one studio flat with bin and cycle storage, alterations for new access for existing first floor flat, first floor rear extension, loft conversion with dormer to existing first floor flat and all associated works at 99 Stanley Road".
The existing use of the property is residential on the first floor and home to Regency Fish Bar on the ground floor.
The proposed use of the property will also be residential on the upper floors and the rear of the ground floor, but will keep the existing chippy unit at the front of the ground floor.
A planning document says there will be a total of two self-contained flats, which will comprise one studio flat located at the rear of the ground floor and one three -bedroom flat located on the upper floors.

It says that Regency Fish Bar will remain in use but will be reduced in size.
The document adds: "The upper floor flat will have its own access from the main road rather than going through the commercial unit, The studio flat will have access from the rear service road.
"Both flats will have private amenity space with the ground floor studio flat having 5sqm of private amenity space and the upper floor flat having 8sqm of private amenity space located at the rear of the first floor with private screens for privacy. "Disabled access to the ground floor flat will be provided from the service road at the rear. Cycle storage, bin and refuse storage areas have been allocated at the rear of the property and are accessed by the side road.
"There is a separate bin area for the upper floor flat located in the entrance lobby at the ground floor so that there is easy access for putting out the bins on collection days at the front of the property.
"There will be cycle storage provided at the rear of the property."
The height and scale of the proposed development will match the existing adjoining properties, and the appearance of the property will match the existing external materials.
Richmond Council expects to make a decision on this application by 6 August 2026.
