EXCLUSIVE: Time for a change at The Clockhouse Pub, Teddington

Are you Teddington's new Al Murray?

A big new sign outside of the historic and still-closed Clockhouse Pub in Teddington's High Street says "Fantastic Business Opportunity" and suggests the well-frequented hostelry may soon be under new management.

Further investigation by Teddington Nub News uncovers the true position is that the landlords are looking for a new publican, who can grow the business.

The advertisement which is running on www.findmypub.com says: "The Clock House pub occupies a prime location on the Teddington High street, surrounded by shops and mixed retailing opportunities, along with a range of bars and restaurant offers.

"The pub is a one bar operation with good internal and external capacity, which can be utilised in many different ways. The pub is in good order and is seen as a blank canvas for development by the new publican. The landlords seek an experienced publican to develop this pub business further."

The blurb includes four photos of the pub, which is run by Ei Publican Partnerships, including internal shots of the bar (see photos) and details of car parking, the function room, dining facilities and a beer garden with smoking facilities as well as an interesting insight into the financials which many pubs have found challenging during the pandemic.

According to the details there is seating capacity for over 90 covers internally and an external patio for 50 covers but this does not allow for social distance restrictions.

Further details say: "The Clockhouse comprises one large bar area arranged around three other trading areas. There is a function room which can be operated as part of the pub or separated.

"The décor throughout the pub is traditional, but with a modern touch. There is space for over 90 covers internally, which includes the spacious function room. Throughout the pub there is a mixture of loose and fixed seating that can be arranged to cater for larger bookings. The Clockhouse pub is in good order and has been well-kept by the outgoing publican."

The private accommodation above the pub includes four bedrooms, a kitchen and a bathroom described in the online brochure as "all in good condition."

The pub has been a significant watering hole in Teddington and was previously called The King's Arms and first recorded as a 'beer-house' in 1861. In those days as the King's Arms the bar had a balcony over the main bar looking out over High Street. (see photo) and was a regular haunt for the TV stars of the day who were filming at Thames Studios.

The financials of a 'retail partnership tenancy' are, according to the online details:

Potential turnover: £584,000.00 per annum

Introductory Rent: £30,000.00 per annum

Estimated Capital start-up: £21,750.00 (excl VAT)

The Estimated Value of Fixtures & Fittings is £20,000

The adverts further state: "The Clock House has the potential to be developed for differing market segments due to its location and the strong demographics associated with the area. The landlords seek an experienced publican who has the vision and ability to develop the pub and host a strong commercial offer that will bring a point of difference to the High Street."
