Everyone in Teddington knows their home is worth more than the one up the road. But how much more? And what does your budget really get you if you are buying here rather than selling?
Let's take a number that matters this year: £750,000. It sits in the middle of the Teddington market (above the flats and smaller terraces, below the big family semis) and it turns out to be one of the most revealing price points in TW11.
A two-bedroom house, done
At £750,000, a two-bedroom house is not a compromise. It is the whole package. Around Station Road, Park Road and the roads off the Broad Street end of town, £750k gets you a well-presented Victorian or Edwardian two-bed with original features, a decent-sized garden and, in many cases, room to extend or add a loft conversion down the line.
The same money spent ten minutes away in neighbouring postcodes buys noticeably more houses. That is the Teddington premium at work, and if you are selling a two-bed here, that premium is your advantage.
A three-bedroom house, with a catch
Now it gets interesting. Average asking prices for three-bedroom houses in TW11 sit around the £950,000 mark, so £750,000 does not buy you an average three-bed.
What it does buy is a specific kind of opportunity: the unmodernised three-bed on a good street, the one where the kitchen has not been touched since the 1990s and the sale hinges on you seeing past it.
There are always a handful on the market in Teddington at any time, and they are the reason buyers who can stretch to £750k but not £900k end up here rather than in Kingston or Twickenham. Buy one at £750k, spend £100k doing it up, and you own a £950,000 house. It is a classic Teddington move
The £750,000 sweet spot, in short
- Two-bed house, presentation-ready, on a popular residential street: yes, comfortably.
- Three-bed house ready to move into, realistically no; that's £850,000 and up.
- Three-bed needing modernisation on a strong street: yes, and that's where the value is.
- Big Victorian family home, not this year, that market starts £1m-plus.
What it means if you are selling
If your home sits anywhere near this price point, you are selling into the busiest segment of the Teddington market: buyers with budgets from £650k to £800k, often priced out of Richmond but unwilling to leave the area.
They are decisive, they know exactly what their money gets elsewhere, and they move quickly when the right home appears.
The homes that sell fastest in this bracket are the ones priced at what they actually are, not what the portal algorithm guesses. And that is a conversation worth having before the board goes up.
