Muddy Stillettos has revealed this year's list of the top ten places to live in London and Teddington is on the list.
The women's lifestyle website creates a list of the 'best places to live' every year, and it has expanded its number of entrants from 260 to 300 with London, Yorkshire and Cheshire being added to its regions.
Hero Brown, the Founder and Editor-in-Chief of Muddy Stilettos said: "When people decide to move, they're searching for more than just a house - they want a home, a lifestyle that works for them and their family, and if they're strategic, a long-term investment too.
"Our 2025 'Top 300 Best Places To Live' guide will give them that extra reassurance they need to make their search easier in these difficult economic times."
To help Muddy Stilettos with its research for the rankings was estate agent Knight Frank.
Muddy Stilettos' top ten places to live in London are:
Teddington
According to the list, Teddington has a sweet atmosphere with its "village vibe and riverside location".
Describing Teddington as a "go-to place", Muddy Stilettos says it's a great place "to discover the verdant parks, nearby palaces (Hampton Court no less), a pretty high street full of indie shops, scenic river and friendly, community vibe".
Crouch End
Muddy Stilettos described Crouch End as offering an "elegant, laid-back vibe more akin to a market town than a city, which is highly appealing to families."
It also said that there are a range of exciting aspects from "enticing amount of Indies, including shops, pubs, restaurants and bars, great schools, a couple of cinemas and lots of open, green spaces."
Dartmouth Park
According to Muddy Stilettos, Camden Borough's Dartmouth Park has the "best of both worlds"
The list praises Dartmouth Park's "Victorian and Edwardian homes, leafy avenues, and distinctly laid-back vibe" and says: "One of its biggest draws is its proximity to Hampstead Heath – imagine having one of London's most loved parks right on your doorstep."
East Dulwich
Muddy Stilettos describes East Dulwich as "cool", saying it is to be the spot for families that want a quaint life with a city close by.
It says: "Things to get you in the mood to move include tree-lined Goose Green park, an enviable high street in Lordship Lane and plenty of attractive housing, some with an added splash of street art."
Islington
The "buzzing area" of Islington "blends cool city vibes with a laid-back village feel" writes Muddy Stilettos.
Adding: "Think quirky indie boutiques, a mouth-watering array of restaurants and bars, plus the kind of pubs that beg for lazy Sunday afternoons. Don't miss the weekly farmers' market for your artisanal fix."
Kensington
The popular area of Kensington is "globally renowned" as the outlet shares that it is a "fashionable neighbourhood".
Describing the area, Muddy Stilettos says: "It has serious charm-factor with an architectural pick 'n' mix of stunning Victorian townhouses, sprawling villas, and grand white stucco houses."
Queen's Park
The hidden gem of Queen's Park already attracts many with it being a hot spot for families and creatives.
Highlighting some of its aspects, Muddy Stilettos shares: "With a luscious 30-acre park as its centre, it's little wonder celebs like Daniel Craig, Sienna Miller, Dermot O'Leary and Louis Theroux are among its many famous residents."
Walthamstow
North of the river, Walthamstow is a fairly affordable area with a bright cafe culture, and well-rated schools and is said to be "under the radar".
Muddy Stilettos writes: "Loved by families, thanks to plenty of spacious terraced housing and some outstanding schools, yet still a coveted place to live if you're young, free and single."
Wandsworth
Offering "quality housing and schools", Wandsworth is said to be a "picturesque common" with lots of creative things to do and see.
Muddy Stilettos writes: "This leafy riverside enclave is punching above its weight in terms of attractive Victorian and Edwardian homes, great schools, amazing transport links (Gatwick Airport's a mere 30 mins away and you can travel to Central London by boat on a Thames Clipper!) and acres of green space."
So why did Teddington make the top ten?
Muddy Stilettos says: "Love city living but also crave the countryside? Well, you can have the best of both worlds in Teddington.
"If you've never been, you need to head West pronto (TW11 to be precise) to discover the verdant parks, nearby palaces (Hampton Court no less), pretty high street full of indie shops, scenic river and friendly, community vibe.
"Don't expect cutting edge galleries and clubs, do expect period housing and cute cafés."
EAT
Muddy Stilettos says: "Brunch options are strong in Teddington.
"Café Benedict is a local favourite, where classics spiral into Eggs Paxos (feta and zaatar), 'eggs in the hole' and even Kyoto Eggs, which somehow involves sushi rice fritters.
"If you're looking for something slightly less complicated, there's top quality classic brunch options at The Fallow Deer.
"You could eat out every night of the week if you wanted, with plenty of top eateries to lure you away from your kitchen including One One Four, The King's Head and The Wharf (which also hosts live music), while The Anglers is a charming pub with a gorgeous garden overlooking Teddington Lock."
SHOP
Muddy Stilettos says: "Bibliophiles, prepare to want to move because FARA Books is your local bookshop of dreams.
"It might not immediately jump out on the high street, but inside it's a bookworm's dream with carefully curated novels and beautifully arranged gifts.
"There's also attention to detail on display round the corner at thoughtful gift shop The Loft and the area's wholesome status is confirmed by family pottery-painting café Harry Potter Ceramics.
"For slightly more run-of-the-mill requirements, high street classics cluster in the Bentall Centre in Kingston, and all supermarket needs are covered by an M&S and Tesco Superstore in nearby Fulwell."
HEALTH & WELLBEING
Muddy Stilettos says: "Daily hatha, vinyasa and yin classes at Flourish Yoga Studio on Teddington High Street, means there's no excuse not to perfect your downward dog.
"Fitness-wise, the best move is to join private members' club The Lensbury, a mansion set in 25 acres on the banks of the Thames, which has a high tech gym, classes, pool, clubhouse, racquet sports and The Spa at Lensbury, which offers ELEMIS facials and massages in its six treatment rooms."
COMMUNITY
Muddy Stilettos says: "There's all sorts of ways to get involved with local life, including some excellent festivals; Teddington Seafood Festival (28 Sept), Teddington Beer Festival (7 – 10 Nov) and Riverside Weekender at The Lensbury.
"The Landmark Arts Centre's a thriving hub of community classes (think singing lessons, photography workshops, book clubs and creative writing) alongside theatre shows, live music and exhibitions."
NEARBY ATTRACTIONS
Muddy Stillettos says: "Glorious Hampton Court Palace is a short amble across Bushy Park, which has much to offer in its own right.
"The walk takes you past the beautiful Diana Fountain, the Bushy Park Cricket Club pitch, and you may even cross paths with some deer on your way.
"Teddington Lock is a popular place, where you might even spot a seal if you're lucky."
CULTURE
Muddy Stillettos says: "Hampton Court Palace Hampton Hill Theatre is home to Teddington Theatre Club and has some must-see productions (Evita and Beauty and the Beast are coming up this year).
"You can't get more cultural than the stately seat of nearby Hampton Court, initially started by Cardinal Wolsey but swiftly overtaken by Henry VIII – each of his six wives lived there (some briefer than others). It still stands, 500 years on, in all its royal glory by the Thames.
"Other stately homes are available: Strawberry Hill House is a gothic manor where Horace Walpole lived and based Castle of Otranto on the location. It often hosts visiting art collections, and it's currently home to an ancient bust of Roman emperor Caligula."
AVERAGE HOUSE PRICES
Muddy Stilettos says: "Properties in Teddington had an overall average price of £832,128 over the last year, the majority being flats at an average price of £488,462.
"Terraced houses sold for an average of £959,975, with semi-detached homes fetching £1,356,624."
HOT PROPERTY
Muddy Stilettos says: "A 3 storey, 5 bed period property with south-facing garden and off street parking. On the market with Knight Frank for £2m."
NURSERIES
Muddy Stilettos says: "You'll want to stay at play yourself at Buttercups Teddington on the High Street, which boasts a dance studio, soft play room and art room, while nearby Kindred Teddington Nursery & Preschool is award-winning.
"Busy Bees on Church Road is Ofsted registered and has lovely wood-floored interiors and a spacious garden for outside play."
SCHOOLS
Muddy Stilettos says: "Plenty of decent state primary schools to consider, including Collis Primary School which is Ofsted Outstanding, and St Mary's and Peter's Church Primary School.
" If you're in the market for independents, Hampton School is a South West London favourite for boys (Junior, Senior and Sixth Form), or neighbouring Lady Eleanor Holles School for girls.
" A little further afield is St Benedict's (Prep, Senior and Sixth Form) in Ealing, which is a Muddy-recommended school."
BEST KEPT SECRET
Muddy Stilettos says: "Teddington's sweetheart is family-run eatery Shambles, which has been offering locals proper Italian fare, a beautiful hangout and service with a smile since it first opened over 30 years ago.
"You'll fast get to know them all, and the wisteria-lined walled terrace will become a home from home."
COMMUTE
Muddy Stilettos says: "As in many of London's tube dark spots, the bus picks up the slack, and regular big red buses connect Teddington to surrounding areas with ruthless efficiency.
"Transport into London centres around the National Rail line direct to Waterloo in 38 mins."
