Local preparatory School could see repairs to its Grade II listed building

Twickenham Preparatory School, which is located on High Street in Hampton, could see repairs done to one of its Grade II listed buildings.

The school has this week submitted a planning application seeking "Repairs to the existing Grade II Listed Beveree Building, comprising of repair and maintenance to the roof at the rear of the building and the single storey side roof, with defects including damaged slates, the absence of a breathable underlay to the roof, deteriorated flashings and leadwork, areas of non-original cement mortar, and a defective timber rooflight".

It also hopes to see "Repairs to upper areas of brickwork, capping stones, and corbelling to the rear of the building. Replacement of areas of inappropriate mortar".

Beveree is a Grade II Listed late C17/early C18 building with C19 alterations, situated within the Hampton Village Conservation Area. Its special interest lies in its architectural character, materials, and historic group value.

The proposals comprise sensitive repairs using traditional methods and materials, including Welsh slate, lime mortar pointing, and leadwork in accordance with Lead Sheet Association guidance.

The proposed replacement rooflight is specified as a flush-fitting conservation style window. Cement mortars and artificial brick repairs are not proposed. Defective bricks will be replaced only where essential, with matching reclaimed bricks.

The works will improve weatherproofing, ensuring the long-term resilience of the historic fabric against climate and weather impacts. By addressing water ingress, condensation risks, and deteriorated materials, the proposals will secure the historic fabric for the future.

The works will preserve the building's historic significance, enhance its durability, sustain its positive contribution to the Conservation Area, in line with the NPPF and Local Plan Policy LP3.

They also deliver clear public benefit by safeguarding the safe, continued use of the school by pupils, staff, and the wider community.

The Grade II Listed Beveree building is the primary building within the Twickenham Preparatory school campus in Hampton. 

The frontage faces the High Street, set behind substantial lawns and mature trees.

The rear overlooks school playgrounds. One site adjoins areas of landscaping and gated access, while the other adjoins a single storey block near the site boundary.

 The roof to the rear of the building and the single storey side roof require repair and maintenance, with defects including damaged slates, the absence of a breathable underlay to the roof, deteriorated flashings and leadwork, areas of non-original cement mortar, and a defective timber rooflight.

Some of the upper areas of brickwork, capping stones, and corbelling to the rear of the building are also in need of repair. Elsewhere, areas of inappropriate mortar require replacement.

The proposed remedial works address both conservation of the historic fabric and essential health and safety concerns.

In an application document, Jackson Connor Architecture said: "A new breathable roof underfelt is proposed. Tyvek breathable underfelt to the identified roof slopes, with 100mm wide vertical laps.

"Existing slates will be carefully removed, with new 50 x 25mm treated battens and 38 x 19mm counter-battens fitted above the roofing boards and rafters. The existing slates will then be refitted using fixings consistent with the current detailing.

"Replacement slates will be introduced only where necessary and positioned on less visible slopes. New slates would be matching sized Welsh Slates – Ffestiniog."

Richmond Council is yet to make a decision on this application. The expected decision due date is 2 December.
