Hundreds of affordable homes in the pipeline as 118 already delivered for Richmond residents

More than 250 "genuinely" affordable homes are planned for completion in Richmond upon Thames over the next two years as part of a major delivery pipeline of more than 1,000 new homes across the borough.

"The momentum builds on solid progress," Richmond Council said, including 118 affordable homes completed since 2022, alongside acquisitions and regeneration schemes designed to keep local people in the communities they call home.

Councillor Chris Varley, lead member for housing, said: "The scale of London's housing challenge is well known – but what matters to residents is whether homes are actually being delivered.

"We've already completed 118 genuinely affordable homes in the past four years, we have hundreds more on the way, and more than 250 currently being built. That's real progress.

"Building foundations for a fairer borough means making sure Richmond isn't just somewhere people grow up – but somewhere they can afford to build their lives. Every home we deliver is a family housed, a young person given a start, or an older resident able to live independently."

With London's housing shortage continuing to drive up rents and increase pressure on temporary accommodation, Richmond Council says it is pushing forward with a mix of social rent, shared ownership, and supported housing – focused on high-quality, sustainable homes for residents at every stage of life.

More than 250 affordable homes are currently under construction across sites including Ham Close, the former Greggs Bakery site and the Richmond College site.

Since 2022, the Council has also purchased 47 homes for temporary and permanent accommodation, with at least 50 more planned, and supported the return of more than 150 empty homes back into use – helping reduce reliance on costly nightly accommodation and keeping families closer to schools and support networks.

Moreover, earlier this month, the Council announced a dedicated Family Homes Fund – a new funding stream, part of the Richmond Housing Grant – to support the delivery of larger genuinely affordable homes.

Councillor Jim Millard, deputy leader and lead member for finance, said: "This is one of the toughest financial climates councils have faced in decades – and housing delivery across London has slowed.

"Despite that, we're working toward a strong and credible pipeline of more than 1,000 genuinely affordable homes across the borough.

"We are using council-owned land wisely, unlocking external funding and working with trusted partners to stretch every pound further. This is long-term investment in Richmond's future, and it's being done responsibly."

Richmond's new Local Plan places affordable housing at the centre of sustainable growth, ensuring new development contributes to a more inclusive borough.
