A plot in a desirable riverside location in Teddington has been listed for £3,200,000 by Savills' Teddington branch.

Flanked by high-end four- to five-storey homes and flats along Twickenham Road, an unassuming wood and brick fence frontage hides a 'derelict' bungalow with accompanying boathouse, slipway, mooring, and garage.

Key to the property's appeal – and high price tag – is the inclusion of "enviable" planning permission from Richmond Council, approved on 11 July last year.

This will allow the new owner to demolish and replace the existing bungalow with a contemporary six bedroom home.

The plans specify an indoor swimming pool, gym, and sauna, and would make use of the existing mooring rights described as "substantial" by Daniel Killick, the Savills agent responsible for the property.

The listing indicates the new home would include a "vast double storey glass facade" to capitalise on the views overlooking Teddington Lock, described by Mr Killick as "idyllic".
