Our Client are currently looking for an experienced Caretaker to join their team at a luxury residential development based in Richmond.

Working Monday to Friday, 8:00am - 4:00pm.

Salary is £28,000 per annum.

Duties include:

  • To provide day-to-day caretaking, maintenance and operational support, ensuring the estate is safe, clean, well-maintained and welcoming for residents, visitors, contractors and delivery personnel.
  • Ensure a smooth running of the development and take a proactive approach to identifying issues and maintaining the overall presentation and operation of the estate.
  • Friendly, approachable and welcoming, helping to create a positive environment for residents, visitors and contractors and contributing to the sense of community within the development.
  • Monitor and manage access to the estate, allowing entry for deliveries, contractors and authorised visitors.
  • Assist visitors, trades people and delivery drivers in locating properties within the development.
  • Maintain general oversight of the estate to ensure security and report any suspicious activity or concerns.
  • Ensure gates, entry systems and access controls are functioning correctly and report faults when necessary.
  • Operate and monitor the estate CCTV system where required.
  • Take a proactive approach to monitoring the condition and operation of the estate.
  • Ensure refuse and recycling areas are kept tidy and well organised.
  • Bring out the recycling wheelie bins for collection on Mondays in accordance with the local authority collection schedule.
  • Ensure bins are returned to their allocated storage areas after collection.
  • Monitor refuse collection to ensure it has been carried out properly and that no waste is left around the site.
  • Ensure all bins are stored neatly in the designated refuse areas at all times.
  • Painting railings, fences or other communal features.
  • Replacing accessible light bulbs in communal areas.
  • Minor repairs where appropriate.
  • Identify maintenance issues early and report them to the managing agent or estate board.
  • Sweeping pathways, entrances and shared areas.
  • Removing litter and ensuring the development remains tidy and well-presented.
  • Cleaning the common parts of the Old Flats
  • Ensure communal areas are kept in good condition at all times.
  • Ad hoc or occasional tasks linked to the well-being/ maintenance of the estate.
  • Identify and report maintenance issues, safety concerns, or operational matters that may require attention.
  • Keep the estate board or managing agent informed of any issues that arise which may require professional repair, contractor involvement, or further investigation.

  • Watering plants and flower beds
  • Supporting general upkeep of landscaped areas
  • Mowing the lawn
  • Raking leaves
  • Report any issues relating to landscaping or plant health.
  • Facilitate access for external contractors such as electricians, plumbers, gardeners or maintenance teams.
  • Contact approved contractors when required to address maintenance issues.
  • Supervise contractors while on site when necessary and ensure works are completed safely and appropriately.
  • Support delivery drivers to get deliveries done efficiently especially with regards to traffic management in the Square.
  • Purchase and maintain stock of basic maintenance materials and equipment where required.
  • Keep simple records of purchases if requested by management.
  • Provide new residents or estate members with basic site information to help them familiarise themselves with the development and its facilities.
  • Assist with the administration of the estate WhatsApp group, including adding and removing members when requested by the board or managing agent.
  • Maintain good communication with residents and respond helpfully to general enquiries where appropriate.
  • Provide assistance with the set-up and dismantling of the annual estate garden party and any other occasional community events held within the development.
  • Desirable to support website maintenance and updating (training provided).
  • Basic understanding of health and safety or willingness to be trained.
  • Ensure all tasks are carried out safely and in accordance with relevant health and safety procedures.
  • Report hazards, maintenance issues or safety concerns promptly.
  • Assist in maintaining a safe environment for residents, visitors and contractors.
